Have you obtained a prequalification letter yet from a bank? This is the first and most important consideration before you start to look for property.

Once you have established a budget, Athari & Associates, LLC can start to search for the home or land of your dreams. How many bedroooms? Bathrooms? How big of a lot? How far from work? What school district? Would you rather buy land and build? These days, there are numerous different modulars available that are extremely energy efficient and built in a factory. For example, below is a modular home built by Colony Homes that can be delivered to your site and placed on a concrete pad, crawl space, or full basement. These modulars can even come as two story models.

For example, all areas of shoreline in New York come with riparian or littoral rights. There are also wetland laws that may severely limit your ability to do work at the property. There may be zoning issues that forbid you from adding additional structures, or allow too much excessive commercial activity around you. Finally, you need to take into consideration water management. Is there flooding? Mr. Athari can also write the contract so that you are protected in case you need to consult an engineer or go before a zoning or planning board for pre-approval.

In many instances, there may also be a desire to build an accessory building, a pool, fencing, or to put on an addition in the future, after purchase, and Mr. Athari is familiar with all of the local codes offices in the general CNY area and can give you the needed insight into obtaining a permit for building, demolition or renovation and what will be required.
